Questions
Charlotte luxury spec home questions, answered.
Straight answers about how a Signature residence is offered, what is included, and what we do not do.
- Are any Peters Signature homes offered right now?
- No. No residences are currently offered on this website. Future announcements will be posted on the residences page. An inquiry does not reserve a home or establish priority.
- Which documents should I review before signing?
- Review the purchase agreement, plan and specification revisions, included/excluded items, completion terms, inspection access, association documents and any written warranties with your own advisers. A rendering or website description does not replace those documents.
- Does new construction still need an independent inspection?
- Consider a licensed inspector working for you. Confirm scope, exclusions, access and timing in writing. Municipal approvals are not a guarantee of defect-free work, and a private inspection cannot verify every concealed condition.
- What is a luxury spec home?
- A speculative, or spec, home is designed and built to an established plan and then offered for sale. The design decisions are resolved before a buyer is involved, so you evaluate a specific, finished point of view rather than commissioning one.
- Can I customize finishes or change the plan?
- No. Peters Signature Homes offers residences with established plans and a curated design direction. We do not run a customization or finish-selection program, and we do not accept requests to modify a residence as part of a purchase.
- Do you build on my lot?
- No. We do not provide build-on-your-lot services, custom homebuilding, or renovation work. We develop residences and offer them for purchase.
- How is Peters Signature Homes different from Peters Custom Homes?
- They are separate companies with different business models. Peters Signature Homes develops and sells luxury spec residences. Peters Custom Homes provides custom homebuilding and renovation services. Credentials, history and reviews belong to each company individually.
- Is Emerald & Oak Design part of Peters Signature Homes?
- No. Emerald & Oak Design is a separate design company, and it is the exclusive design firm for Peters Signature Homes. It provides design services within its contracted scope for each residence.
- Can I tour a residence?
- No residence tours are currently offered through this website. For any future release, access and appointments would require direct confirmation; an inquiry is not a confirmed preview.
- Can I buy a residence before it is finished?
- A future agreement may concern a home that is not yet complete. Do not assume that option exists: completion stage, access, financing and obligations must be confirmed for that transaction. No current purchase opportunity is offered here.
- When will a residence be ready?
- Completion information is published only as an estimate, with the date that estimate was verified. Construction schedules change, and an estimate is not a commitment or a guaranteed delivery date.
- Are prices final?
- Published prices are the current asking price for a residence and are subject to change. The applicable purchase documents govern price, terms, inclusions and closing.
- What is included in a residence?
- Included specifications, materials and systems differ by home and are described on each residence's page. Furnishings, staging items, landscaping shown in photography, and decorative accessories are not included unless the purchase documents say so.
- Where in Charlotte does Peters Signature Homes build?
- The Charlotte, North Carolina region — established in-town neighborhoods such as Myers Park, Eastover, SouthPark, Foxcroft, Cotswold and Dilworth, south Charlotte including Ballantyne, the Lake Norman towns north of the city, and the Union County communities of Weddington, Marvin and Waxhaw. An area is only described in general terms until a residence there is genuinely offered.
- Are you a custom home builder in Charlotte?
- No. Peters Signature Homes, Inc. is a luxury spec builder: it acquires the homesite, resolves the architecture and interior direction, documents the specification, builds the residence, and then offers that specific home for purchase. Custom homebuilding and renovation in Charlotte are the business of Peters Custom Homes, Inc., a separate legal entity.
- How does buying a Charlotte spec home differ from commissioning one?
- You are buying a specific property rather than entering a construction contract. There is no design phase, no allowance schedule, no selections calendar and no construction-loan draw process. You evaluate a finished point of view and decide whether it is yours.
- Do you build on a lot I already own in Charlotte?
- No. Peters Signature Homes does not provide build-on-your-lot, custom-homebuilding or renovation services anywhere, including Charlotte. If you own land in the Charlotte region and want to discuss selling it, the Land Opportunities page explains how that conversation starts.
- What does new construction cost in these Charlotte neighborhoods?
- Price is stated for each residence when it is offered and is subject to change until a purchase agreement is executed. Nothing on this website — including the purchase estimate calculator — is an offer, a quote, an appraisal, a market estimate or a guarantee for any neighborhood.
- How do I reach someone in Charlotte?
- By telephone at 704-264-4572, by email to npeters@peterssignaturehomes.com, or through the private inquiry form. Inquiries reach Nicholas Peters directly and are answered personally.
- Can Peters Signature Homes build a home on my lot?
- No. Peters Signature Homes does not provide custom homebuilding, renovation or build-on-your-lot services of any kind. It develops residences on homesites it controls and offers those residences for purchase.
- When was Peters Signature Homes founded?
- The company was formed in 2026 as a dedicated luxury spec-home company. Its founders bring generations of family experience in building, design and real estate; that background belongs to the individuals and is not presented as an operating record of the company.
- Who designs the interiors?
- Emerald & Oak Design, a separate design company and the exclusive design firm for Peters Signature Homes. It is not owned or operated by Peters Signature Homes, Inc. or Peters Custom Homes, Inc.
- Can I change finishes in a residence that is still under construction?
- No. Peters Signature Homes does not offer a customization or finish-selection program. A future purchase would be for the established plan and specification, governed by its written documents.
- Do I need my own agent?
- You are welcome and encouraged to be represented by your own broker. A residence may also be represented by a listing brokerage, which will be identified for that residence. Brokerage relationships and any compensation are governed by the written agreements between the parties.
- What does a Signature residence cost?
- Pricing is stated for each residence when it is offered and is subject to change until a purchase agreement is executed. No price, estimate or calculator on this website is an offer, a quote, an appraisal or a guarantee.
- Where do you build?
- The company's initial focus is the Charlotte, North Carolina region. Individual communities are not published until a residence in one is genuinely offered.
- Is a warranty included?
- Any warranty applicable to a residence is provided by the party identified in the executed purchase documents, on that party's written terms. No warranty is created by this website.
