Buying a Signature Home

How to buy a luxury spec home in Charlotte.

You buy a defined residence, not a construction service. First establish its specification, completion obligations, inspection rights and financing deadlines with your advisers. No residences are currently offered on this website.

What to establish before signing

Personal review notes · Educational questions, not property specifications or promised terms.

What exactly am I buying?

Plan, specification and included/excluded schedule

Match the written room layout, products and site work to what you have been shown. Ask for missing model numbers and whether furnishings, appliances or landscape work are included. A photograph is not an inclusion list.

What happens if work is unfinished?

Completion provisions and inspection/access terms

Ask how completion is defined, who approves remaining items and which dates are estimates. Your attorney should explain remedies and obligations; do not assume a website stage or walkthrough replaces the agreement.

What must I decide before signing?

Purchase agreement, financing and due-diligence dates

Have your own advisers explain deposits, deadlines, appraisal requirements, association documents and warranty exclusions. Put unresolved answers in writing before committing, not in a post-signing email.

Notes stay in this page only and are not submitted to Peters Signature Homes.

  1. 01

    Start with the written scope

For any future offering, compare the residence’s plan, specification, inclusions, exclusions and completion information. At present this website lists no homes; this is preparation, not an invitation to purchase.

  2. 02

    Establish access and inspection rights

Before a future transaction, confirm permitted access and your inspector’s scope in writing. Do not assume a tour or inspection is offered, and never enter an active site without authorization.

  3. 03

    Review the purchase opportunity

You and your professional advisers review the applicable purchase agreement, seller identity, disclosures, due diligence, financing and closing terms. This website is not a substitute for those documents.

  4. 04

    Prepare for ownership

Follow the transaction's walkthrough, closing, delivery and owner-care process as set out in the documents for that residence.

How buying a spec home differs from buying a resale home

A spec home is built by the builder before it is sold, so you are buying a defined set of decisions rather than commissioning one. It removes a buyer-led design commission, but timing still depends on completion, financing and the agreement. Your review should focus on the specification, the quality of the work behind the walls and the builder's warranty documents, rather than staging or finishes.

If the residence is still under construction when you agree to buy, ask what is fixed, what is still open and how completion will be defined. The new construction quality checks guide explains what to review before walls close and at the final walkthrough.

The North Carolina purchase framework

North Carolina residential purchases commonly include a due diligence period, during which the buyer completes inspections, financing, appraisal and any other investigations, and a due diligence fee and earnest money deposit. The exact terms, amounts and dates for a Signature residence are set in its purchase agreement, which may include a new construction addendum.

North Carolina's Residential Property and Owners' Association Disclosure Statement generally does not apply to a newly built home that has never been occupied. That makes the builder's own documents, the specification and an independent inspection more important, not less. In North Carolina a licensed attorney certifies title and conducts the closing, so engage your own attorney early.

  • Engage a North Carolina real estate attorney before signing.
  • Confirm due diligence dates and what happens to deposits if you do not proceed.
  • Review any association covenants, dues and architectural rules for the neighborhood.
  • Ask which warranties apply, who provides them and how claims are made.

Financing a newly built home

Lenders treat a completed new home much like any other purchase, but timing matters when a residence is still being finished. Ask your lender how long a rate lock can be held, when the appraisal will be ordered and what the lender needs to see at completion, such as a certificate of occupancy.

The monthly estimate calculator below gives a rough figure for planning only. A lender's written estimate is the figure to rely on.

Walkthrough, closing and the first year

Before closing you walk the residence to confirm it is complete as agreed and to note any items still to be finished. At closing you receive the keys along with the documents for the home, including manufacturer warranties and care information.

After closing, the Owner Care page explains where to direct questions, what to have ready and how to look after a new home through a Charlotte year.

Buying in the Charlotte region

Every Signature residence is in the Charlotte, North Carolina region, and the neighborhood shapes the purchase as much as the house does — lot size, grade, historic review, shoreline regulation and the character of the street all differ from one area to the next. The area guides below describe general settings, not current or past projects.

  • Myers Park
  • Eastover
  • SouthPark
  • Foxcroft
  • Cotswold
  • Dilworth
  • Ballantyne
  • Lake Norman (Cornelius, Davidson, Mooresville)
  • Weddington, Marvin & Waxhaw

Building in the Charlotte region does not mean a residence is currently offered in any particular area. No residences are currently offered; future announcements belong on the residences page. General area guides do not establish a company project.

Purchasing during construction

Whether a particular residence can be purchased before completion is a question of that home's own documents, because construction stage, lender requirements and timing differ from residence to residence. Ask about the home you are interested in and a representative can explain the applicable documents for a future offering. No purchase or preview is currently offered through this website.

Purchasing a residence during construction does not create a custom-building engagement and does not confer the right to change plans, specifications or finishes.

This website does not accept deposits, reservation payments, earnest money, contract signatures or financing applications. Those are handled through the applicable documents and the parties identified in them.
