Two companies, two models

What is a spec home—and how does it differ from custom?

A spec home is conceived and funded by a developer before a buyer commissions a design; a custom home follows a client’s brief. The main difference is who defines the plan and what agreement you enter—not a guarantee about cost, quality or speed.

Your spec-versus-custom decision worksheet

Personal review notes · Educational questions, not property specifications or promised terms.

Which decisions must remain yours?

Your essential requirements

Write down the layout or design choices you cannot compromise on. Compare them with a defined spec-home plan; distinguish a required feature from a preference. A purchase does not automatically include a right to redesign.

What does your timeline actually depend on?

Completion and closing obligations

Separate desired move-in date from contractual dates, lender requirements and unfinished work. Neither model guarantees faster delivery. Ask who bears the consequence of a delay and have your attorney explain the written terms.

Which financial risks need advice?

Scope, financing and change provisions

Compare established purchase scope with the decisions and changes a commissioned project may require. Record unknown costs instead of assuming one model is always cheaper. Ask your lender and attorney to review the applicable documents.

Buying a Signature residence

A Signature home follows an established plan and coordinated interior direction rather than a buyer-led design commission. The purchase is for a specific residence, not a homebuilding service. This describes the company’s model, not current inventory: no residences are currently offered on this website.

You see what you are buying. The plan is drawn, the palette is set, the materials are specified, and — in a completed residence — the light, the proportions and the craftsmanship can be judged in person rather than imagined from a rendering. Your decision is whether this house is right for you, not what a house might one day become.

Commissioning a custom home

A custom home is a service. A family engages a builder, an architect and a designer to create a residence to their own brief, on their own homesite, through a design and construction agreement. The result is specific to that family, and the process asks for their time, their decisions and their patience across many months.

Peters Signature Homes does not provide that service. Custom homebuilding and renovation are the business of Peters Custom Homes, Inc., a separate legal entity with its own agreements, licensing, insurance and obligations.

How the two companies differ

Nothing about one company should be read as a statement about the other. Credentials, licensing, insurance, reviews, warranties and obligations belong to each entity separately.

Which suits you

A straight answer before you spend a year finding out

A Signature residence suits you if

  • You want to evaluate an established plan, with physical access subject to completion stage and permission
  • You value a resolved, coherent design over a thousand personal selections
  • You prefer to evaluate an established design, while confirming completion and closing timing
  • You want the scope, the finishes and the outcome settled before you sign

A custom commission suits you if

  • You already own, or have chosen, the homesite
  • Your requirements are specific enough that no existing home will satisfy them
  • You want authorship of the architecture and every selection within it
  • You can give the process the time and involvement it genuinely requires

In that case speak with Peters Custom Homes, Inc. directly. Peters Signature Homes does not take that work and does not refer it for compensation.
