Owner Care
New-home owner care and document questions.
If you own a Peters Signature residence and have a question, you can reach us here.
Warranty coverage, service commitments, response times and claim procedures are set out in the documents for your residence, and those documents govern. Nothing on this page adds to, extends or varies them.
For anything covered by a manufacturer's warranty, a third-party service agreement, or a homeowners association, the relevant provider or association is normally the right first contact. For questions about the residence itself, send a message and a representative will direct it appropriately.
This form is for owner questions only. It is not an emergency service line. For an urgent safety issue, contact the appropriate emergency service or utility provider directly.
Where to start with a question
Most questions after closing fall into one of three groups: something covered by a manufacturer, something governed by a homeowners association, or something about how the residence itself was built. Sorting a question into the right group first is the quickest way to an answer.
Appliances, water heaters, HVAC equipment, windows and roofing materials usually carry their own manufacturer warranties, which are often registered in the owner's name. Common areas, entrance features and architectural approvals are normally handled by the association. Questions about the construction of the home are what this page and the form beside it are for.
What to have ready
A clear message saves a round of follow-up. Before you write, gather the documents delivered at closing and note when you first noticed the issue and whether it has changed since.
- The residence name or the address shown on your closing documents.
- The room or area affected, and where in that room.
- When you first noticed it, and whether it is getting worse, staying the same or comes and goes.
- Any recent weather, such as heavy rain or a hard freeze, that may be related.
- Photographs, which you can email separately to npeters@peterssignaturehomes.com, including the residence identifier and submission date.
Caring for a new home through a Charlotte year
The Charlotte region has hot, humid summers, frequent heavy summer storms, abundant autumn leaf fall and short spells of freezing weather in winter. A new home settles into that climate over its first year, and routine care keeps small items small.
- Change or clean HVAC filters on the schedule in the equipment manual, more often during peak cooling months.
- Keep gutters and downspouts clear, especially after autumn leaf fall, so water is carried away from the foundation.
- Keep soil and mulch sloping away from the house and below siding and weep openings.
- Shut off and drain exterior hose bibs and irrigation before the first hard freeze.
- Watch indoor humidity in summer; persistent condensation on windows or ducts is worth reporting.
- Check grout and sealant at tubs, showers and countertops periodically and reseal as the manufacturer recommends.
- Test smoke and carbon monoxide alarms regularly and replace batteries as directed.
What is normal in a home's first year
New framing lumber dries and the house adjusts to seasonal changes in temperature and humidity. Hairline cracks at drywall joints or corners, small gaps in trim, and doors that need a minor adjustment are common in the first year of most new homes and are generally cosmetic.
Water where it should not be, a door or window that will not close, a breaker that repeatedly trips, or a smell of gas are different. Report those promptly, and in an emergency contact the utility provider or emergency services first.
Owner care questions
- Is this form for emergencies?
- No. It is for owner questions during office hours. For a gas smell, electrical hazard, fire or active flooding, contact emergency services or the utility provider immediately.
- Where can I find what my warranty covers?
- In the warranty and closing documents delivered with your residence. Those documents govern; this website does not set, extend or change any coverage.
- How do I send photographs?
- Email photographs to npeters@peterssignaturehomes.com. Include the residence identifier and the date you submitted this form so the office can match them to your message.
- Who handles appliance problems?
- Usually the appliance manufacturer, under the warranty registered for that appliance. If you are unsure who to contact, send a message and it will be directed appropriately.
