The Signature Process

Every decision made before the house is offered.

A spec residence is only as good as the discipline behind it. This is the order the work is done in, and the order a purchase proceeds in — stated plainly, with estimates described as estimates.

Principles

Four rules the work is held to

Everything that follows is an application of these.

The land is chosen before the plan

A spec residence begins with the homesite, not the floor plan. Grade, tree cover, orientation, setback requirements and the character of the street are studied first, and the house is designed to answer them. A plan that would work anywhere is treated as a plan that belongs nowhere.

Every decision is made before construction

Specification is completed before work begins — materials, fixtures, hardware, lighting, appliances, finishes. Nothing is left to be improvised on site, and nothing is left open as an allowance to be settled later. What is published about a residence is what is actually in it.

The buyer arrives at a finished thought

Because the residence is designed and specified before a buyer is involved, there is no design backlog, no selection schedule and no change-order process. The house a buyer walks is the house that will be delivered.

Estimates are called estimates

Construction stages, completion timing and availability are published as estimates and described as estimates. The executed purchase agreement and its disclosures control every term of an actual purchase.

Site selection

What a homesite has to answer for

Before a plan is drawn, the parcel is studied. These are the questions every site is asked.

  • Orientation and solar path across the parcel, so principal rooms take light deliberately
  • Grade and drainage, resolved at the site plan rather than engineered away later
  • Existing tree cover and the clearing line, set early and held through construction
  • The approach — how the drive arrives, where the motor court sits, what is seen first
  • Setbacks, easements and any recorded community standards that govern the parcel
  • The character of the street the house will join, and the scale of its neighbors
Development

From homesite to offering

Eight stages, in sequence. Nothing moves forward until the stage before it is resolved on paper.

  1. 01

    Site selection

A homesite is evaluated before anything is drawn: orientation and daylight, grade and drainage, tree canopy, approach and arrival, setbacks, and what the surrounding street will support. A site that will not carry the intended residence is not bought.

  2. 02

    Architecture

The plan is developed for that specific site rather than adapted from a catalogue. Massing, ceiling heights, sightlines and circulation are resolved first, because those decisions cannot be corrected with finishes later.

  3. 03

    Interior direction

Emerald & Oak Design — a separate design company and the exclusive design firm for Peters Signature Homes — sets a single palette across the whole residence: stone, timber, metal, tile, joinery, lighting and hardware chosen together rather than room by room.

  4. 04

    Specification

Materials and systems are documented before construction, so the house is built once. A specification is a decision already made, not an allowance to be spent later under pressure.

  5. 05

    Construction

The residence is built to the documented drawings and specification, with the structure, envelope, mechanical systems and rough-in inspected as the work proceeds rather than after it is closed in.

  6. 06

    Finishing

Millwork, stone, tile setting, flooring, lighting and hardware are executed to the drawings, with alignment and tolerance treated as part of the design rather than a site decision.

  7. 07

    Offering

The residence is published with its status stated plainly — available, coming soon, under contract or sold — and with imagery classified as photography, rendering or conceptual visualization so nothing is mistaken for something it is not.

  8. 08

    Purchase and closing

A buyer, with their own representation, reviews the residence, the disclosures and the purchase documents. The executed agreements identify the seller, the builder, the brokerage and any warranty provider, and they control over anything described on this website.

Specification

What is specified before construction begins

A residence is documented in full before work starts. These are the areas every specification covers.

Structure and envelope

Framing, roofing, windows, exterior cladding and waterproofing are specified as a system, with the details — flashing, drainage planes, transitions — drawn rather than left to field practice.

Interior architecture

Ceiling heights, cased openings, stair design, millwork profiles and door hardware are drawn as part of the architecture, so the interior reads as one composition rather than a collection of rooms.

Kitchens and baths

Cabinetry, stone, plumbing fittings and appliances are selected and documented in full. There are no placeholder allowances; the published specification is the installed specification.

Lighting and electrical

A lighting plan is drawn for every residence — ambient, task and accent — with switching arranged for the way the house is actually used after dark, not simply where code requires a fixture.

Mechanical systems

Heating, cooling, ventilation and hot water are sized to the specific house, with equipment locations chosen so service access and sound do not become the owner's problem later.

Landscape and outdoor living

Terraces, porches, pools where the site allows, and the structure of the planting are designed with the floor plan, so outdoor space is a room of the house rather than leftover yard.

Purchase

How buying a Signature residence proceeds

You are buying a residence, not commissioning a service. The steps are short because the decisions were made before you arrived.

  1. 01

    Inquire privately

Send an inquiry through this website or by email. It reaches Peters Signature Homes directly and is held in a private inbox. There is no marketing sequence and no sharing with another company.

  2. 02

    Review the residence

You receive the plan, the specification information available for that residence, and its current status. Buyers are encouraged to bring their own broker; a residence may also be represented by a listing brokerage, which will be identified.

  3. 03

    Walk the home

A completed residence is walked as it stands. A residence under construction is shown at the stage it has reached, with the remaining scope described honestly and dates given as estimates only.

  4. 04

    Offer and agreement

An offer is made on the residence itself. The purchase agreement — not this website, a rendering, a brochure or a conversation — sets price, contingencies, timing, inclusions and every obligation of the parties.

  5. 05

    Due diligence

You conduct your own inspections, review, financing and verification within the period the agreement provides. Inspection scope, site access and timing must be confirmed in the purchase documents and with the responsible parties.

  6. 06

    Completion and closing

Remaining work is completed to the agreement, a walkthrough is conducted, and closing proceeds with the attorney and closing agent the transaction requires in North Carolina.

  7. 07

    After closing

Any warranty applicable to a residence is provided by the party identified in the executed documents, on that party's terms. Owner questions are answered directly.

Timing, availability, stages and completion dates are estimates and are not guaranteed. Nothing on this page is an offer, a reservation, a contract or advice. The executed purchase agreement and its disclosures control.

Questions

Asked often, answered plainly

What is a luxury spec home?
A residence designed, specified and built by the builder before a buyer is involved, then offered for purchase complete. The buyer purchases a finished design rather than commissioning one. Peters Signature Homes builds luxury spec residences; it does not provide custom-homebuilding, build-on-your-lot or renovation services.
How is a spec home different from a custom home?
In a custom build the buyer hires the builder and makes every decision across a long design and selection schedule. In a spec residence the builder has already made and documented those decisions, so the purchase is shorter and the outcome is visible before commitment. The trade is authorship for certainty.
Can a buyer change the finishes in a spec residence?
The residences are offered as designed and specified. Peters Signature Homes does not offer a customization or finish-selection program. The established specification and executed purchase documents govern.
How long does it take to buy a spec home?
Because there is no design or selection phase, the purchase timeline is governed by the construction stage of the residence and the buyer's own financing and closing arrangements. Timing is always stated as an estimate for the specific residence; the executed purchase agreement controls.
Who represents Peters Signature Homes residences?
Peters & Associates, Inc., a separate real estate brokerage, represents and holds the listings for all Peters Signature Homes, Inc. properties. Buyers are welcome to work with their own broker as well.
How do I hear about a residence before it is published?
Request future-release updates through the inquiry page. No residences are currently offered, and an inquiry does not reserve one or establish priority.
